Urgent Insurance Reminder

Starting November 1st 2023, the insurance master policy deductible owners are required to pay in the event of a loss is now $25,000 dollars. This means you should have a minimum of $25,000 building coverage, and possibly more if you have personal property or improvements in your unit. Please contact your agent or call our office for more info on this important reminder.

OVERFLOW PARKING IS NOW BEING ENFORCED 24X7.  A VALID OVERFLOW PASS MUST BE DISPLAYED AT ALL TIMES WHEN CAR IS PARKED IN OVERFLOW SPACES.

Seasonal Reminders

Annual Fireplace Inspections – Our insurance carrier requires that fireplaces be inspected every year before they are used.  If you plan on using yours, you must get it inspected before November 1st. Inspections are very affordable and cleanings can be done at the same time. If you fail to inspect your  fireplace and flue and have a resulting chimney fire, insurance companies could raise a negligence claim. Don’t take unnecessary chances!  Contact our office for a referral of a reasonably priced contractor today. Proof of inspection must be submitted to our office before using your fireplace.

Minimum Heat Policy – As a result of substantial freeze damage from empty units left without heat, the Board adopted a minimum heat policy requiring everyone to keep units at a minimum of 60F. It’s also a good idea to open cabinet doors under sinks of exterior walls for extra warmth during exceptionally cold days.

Exterior Water Spigots – Remember to turn-off outside spigots and let them drain fully to avoid unexpected freeze damage.

Going out of Town? – No one ever thinks about going out of town and returning home to a massive flood after a long trip. One way to help avoid this is by always shutting off your main water valve whenever you go on travel. Newberry homes are now almost 40 years old and copper pin holes can spring a leak at any time. This relatively simple fix can be easily repaired unless the problem is left unattended and soaks multiple floors. After you have shut-off the main, make sure it holds properly by opening a faucet until it stops running.

Insurance Deductible – The homeowner is responsible for the $25,000 at this writing deductible on the master policy per loss.  You may be surprised to learn how inexpensive H06 unit owner’s insurance  policies are. They can provide coverage for deductibles, loss of use and upgrades or personal belongings. If you’d like more information on a customized policy contact your agent or Nationwide at 703 779-0111.

Holiday Decorations – Residents may not attach decorations to the exterior of buildings with nails or screws that can damage facades. All decorations need to be removed thirty (30) days after a  holiday event.

Parking Reminder – Please remember the new parking policy does not allow residents to switch overflow passes from one vehicle to another. Passes have vehicle tag numbers that have to match the car parked in the spot. Guest spots require office issued parking passes when overnighting. No handwritten notes or passes can be used for any reason. As always, residents may call Road Runner towing if a vehicle is parked in  their reserved parking spot, but are encouraged to provide neighbors a courtesy warning.
